Selling your home is all about getting full value for your property, with the least disruption to you and your family's daily life, and in time for your next move.

When you invite me to sell your home for you, here's what I'll do:

Determine the fair market value of your home. I will research recent sales of home like yours and for sale homes that are like yours. I will compare thoroughly and fairly. I will welcome your participation in the analysis of comparable properties. This way you can be satisfied that the listed price is the right price.

Help you maximize the appeal of your home to potential buyers by providing the services of a professional Stager. Ever been wowed by a builder's new home/condo models? That kind of appeal is what a professional stager aims for-for your home. I provide an independent professional at no cost to you.

Help you get your house ready for serious buyers. Serious buyers want a home, not a hassle. If they or their agent see things they don't like, they will either move on to the next home, or make a low offer. Either way you lose. The way to stay ahead of the process is to have a licensed home inspector give you a full report, just as he would for a buyer. Then you can decide what to correct right up front, not when you've lost the early advantage. I provide an independent professional at no cost to you.

Implement this high-quality marketing plan to attract the attention of buyers and buyer agents:

  • Represent your house as attractively as possible on the public MLS system. A lot of prospective buyers browse properties themselves and tell their agent what they want to see. We want them to ask to see your property.
  • Make your house as attractive as possible to buyer agents. I do this by offering a cash incentive to agents who bring in an acceptable offer within a certain time. This gives your property momentum in the market. I do this at no cost to you.
  • Prepare an attractive Property Fact Sheet. When buyers come looking, we want them to remember your home. They leave with your Property Fact Sheet. I provide a professionally designed colour sheet at no cost to you.
  • Promote your property on my website. Your property gets more exposure to prospective buyers than being on mls.ca alone. Visitors see more photos and get more information on the home and the area.
  • Hold both an agents open house and a public open house. With your permission, and as soon as the home is ready for prime time, we invite buyer agents in. They can better promote your property to their clients when they know it themselves. Then we invite the public in. The open house is advertised on the MLS system and on my website. Signs go up on all major streets that surround your property to bring people in. Some may be just looking, but word gets around.
  • Gather feedback from buyer agents. When your house is shown, I ask the agent for feedback. Feedback helps us make adjustments to ensure your property is attractive to buyers.

Keep you informed. On a regular basis, as agreed, I'll be in touch with you. You want to know what's happening, and I'll make sure you do.

Represent your interests to the fullest extent. I will receive offers with you and for you, and negotiate the best price for you. You are paying me to take care of your interests, and I will do exactly that.
